Pressure Washing in Memphis, TN

Memphis humidity grows things on houses. Green and black mildew and algae creep across shady siding, north-facing brick and concrete walks; red clay splashes up onto the foundation after heavy rain; and every spring a thick coat of yellow oak and pine pollen settles over decks, porches, cars and patio furniture. Driveways collect oil, tire marks and dark stains from the trees overhead. Left alone, that film makes walks slippery, shortens the life of paint and wood, and makes even a well-kept home look tired. A good cleaning every year or two makes a big difference.

We match the method to the surface. Concrete driveways, sidewalks and patios can take higher pressure with a surface cleaner that leaves even, stripe-free results. Vinyl siding, painted wood, older brick, stucco and wood decks get a soft wash: lower pressure combined with a cleaner that kills mildew and algae at the root, so it stays clean longer and water doesn't get forced behind siding or into soft mortar. We protect plants, outlets and lights, rinse thoroughly, and pay attention to where the runoff goes. We'll also point out peeling paint, loose boards or soft wood we find along the way.

What this covers

  • Concrete driveway and sidewalk cleaning
  • Patio, porch and pool deck cleaning
  • Soft washing of vinyl siding and painted wood
  • Brick and stone cleaning with low pressure
  • Wood deck and fence cleaning
  • Mildew, algae and pollen removal
  • Red clay and splash-back stain removal
  • Plant and fixture protection during washing
A note from around here: Shady East Memphis and Germantown lots grow mildew on north-facing siding and brick, Midtown front porches and walks collect moss and leaf stains under the oaks, and Bartlett and Cordova driveways show the red clay and tire marks of busy family life.

How a pressure washing visit usually goes

Walk and Plan

We look at each surface, note delicate areas, and choose pressure washing or soft washing for each one.

Protect the Surroundings

We cover or wet down plants, close windows and protect outlets, lights and anything that shouldn't get soaked.

Clean Surface by Surface

We apply cleaners where needed, then wash concrete with a surface cleaner and soft-wash siding, brick and wood.

Rinse and Review

We rinse everything thoroughly, check for missed spots and point out any damage we noticed along the way.

Timing matters here. Washing in early spring is often wasted, because a few weeks later the pollen comes down and coats everything yellow again. Late April through early summer, after the heaviest pollen has fallen, is usually the best time for decks, porches and siding. Fall is a good second window, before the leaves drop and stain concrete. Homes in Germantown and Cordova with HOA guidelines often get notices about mildew on siding or dark driveways, and a soft wash takes care of that quickly. If you're getting ready to sell, a cleaned driveway, walk and front of the house make the first impression much better in listing photos. Landlords turning over rentals in Whitehaven, Raleigh and Hickory Hill use a quick wash of the front walk, porch and siding the same way, so the place looks cared for when a new tenant pulls up. And if your house has old lead-based paint, common on pre-1978 trim in Midtown, we skip high pressure on painted surfaces entirely and talk with you about a safer approach.

What shapes the price in Memphis

Pressure washing cost depends on how many surfaces you want cleaned, how large they are, and how heavy the buildup is. A single driveway is quick. A full soft wash of a two-story house, plus walks, patio and deck, takes much longer. Heavy mildew, red clay stains, oil spots and years of buildup need extra treatment and dwell time. Delicate surfaces like old brick or painted wood take more care. Bundling several surfaces into one visit is the most efficient, and many people schedule it right after the spring pollen season ends.

Neighbors often ask

Will pressure washing damage my brick or siding?

It can if it's done wrong. High pressure can etch older brick, blow out soft mortar, chip paint, and force water behind vinyl siding. That's why we soft-wash siding, painted wood and older brick, using a cleaner and low pressure, and save higher pressure for sturdy concrete. The result is clean without damage.

How often should I have my house washed in Memphis?

Most homes look best with a wash every one to two years. Shady sides of the house, homes near woods or creeks, and anything under heavy tree cover may need it yearly because mildew grows back faster. Concrete driveways and walks can usually go a bit longer unless they get slippery.

Can you clean my wood deck before I stain it?

Yes. We clean decks with a gentle wash and a cleaner made for wood, which removes mildew and grayed fibers without gouging the boards. Then the deck needs to dry for a few days in good weather before staining. In Memphis humidity, we'll suggest a timing that gives the wood a fair chance to dry out.

Can you remove the red clay stains on my foundation and walkways?

Usually, yes. Red clay that splashes up during heavy rain stains concrete and the lower course of siding or brick. We use the right cleaner and pressure to lift most of it. Very old stains may lighten rather than disappear completely, and we'll let you know what to expect before starting.

Do you clean fences too?

Yes. Wood fences turn gray and grow mildew in our humidity. We clean them gently so the wood fibers aren't torn up, which also gets them ready for stain or sealer if you want to protect them.
